Heating and Cooling
Your comfort is our first priority. If your HVAC system isn’t heating and cooling like it used to, then it’s our job to diagnose the problem and provide a prescription of services.
It’s impossible to efficiently heat and cool a house without also addressing indoor relative humidity. Our systems are programmed to remove dampness, but not the point of creating dry air.
Filtration & Air Return
A balanced system of fresh, filtered air coming into the home and stale air leaving keeps your home comfortable and airborne contaminants at a minimum.
If doors to the outside slam shut without force, you have an air pressure problem in your home. To maintain ultimate comfort and efficiency, our systems optimize airflow as well.

James Ilardi, President
For more than 17 years, James Ilardi has been a passionate advocate for accountability and integrity in the water intrusion and reconstruction industry. He demonstrates this passion by providing creative reconstruction protocols for challenging projects, accomplishing them within or under budget. His expertise has contained costs for our clients and benefited them in the areas of construction defect identification and resolution across the southeast.
In 2006, James served as Chairman of the Florida Coalition on Healthy Indoor Environments, leading a joint effort among national IAQ organizations to pass a Florida law protecting the indoor environmental rights of the general public. This law required remediation companies to have proper experience, certification and insurance.
Joe McGahey, Vice President
After moving to Orlando, FL from Wytheville, VA in 1973, Joe started his career in the air conditioning industry and has since become one of the area’s most sought after HVAC professionals. He holds numerous factory certifications with major manufacturers, including Carrier. He was also on an international manufacturer’s commercial design input team and is a licensed Certified Air Conditioning Contractor by the state of Florida.
As the owner of one of the largest heating and air conditioning companies in Central Florida from 1986 to 1996, Joe was able to bring in more than $18 million in sales. He then decided to sell his company and a year later opened Kefco Mechanical, Inc. Now, a decade later, Joe is joining forces with True Property Group to create True Healthy Air – the homeowner’s prescription for clean indoor air and energy efficient air conditioning.

Certified General Contractor
A general contractor is responsible for the day-to-day oversight of a construction site, management of vendors and trades, and the communication of information to all involved parties throughout the course of a building project. In the state of Florida, an applicant must take licensing courses and pass an exam to become certified.
Certified Air Conditioning + Mechanical Contractor
A CAC and MCC has the experience, knowledge, and skill to install, maintain, repair, fabricate, alter, extend, and design central air conditioning, refrigeration, heating, and ventilating systems, including duct work in connection with a complete system. These contractors are certified by the Florida Department of Business & Professional Regulation.
Council-Certified Microbial Remediation Supervisor
A CMRS conducts mold remediation and mold removal projects in the indoor environment; controls pressure relationships during a project; safely cleans, treats or removes structures and contents affected by microbial contamination; and designs remediation protocols or follows established protocols and industry standards.
Council-Certified Moisture Control Consultant
A CMCC conducts moisture investigations and assessments in all types of buildings. They apply knowledge of building sciences, moisture behavior and structural drying to locate the source, identify the cause, or specify the mitigation of moisture problems involving the design, construction and/or maintenance of the built environment.
Mold-Related Service Remediator
A MRSR has gone through 24 hours of training in mold, moisture and respiratory protection with hands-on training including sampling processes, PPE, building containment, establishing negative pressure and fresh air makeup. Once they pass the proctored examination, they are licensed within their state.
